Seoul Luxury Hotel Pipeline: Plaza Shut, Rosewood in 2027

24 October 2026 · Explera DMC · 2 min read

The short answer

The Plaza, opposite Seoul City Hall, suspended operations on 30 September 2026 for a full rebuild and aims to reopen in 2029. Rosewood Seoul is due in 2027 with about 250 rooms and suites beside Yongsan Park. Explera DMC plans top-end Seoul groups around both changes and quotes only hotels with confirmed dates.

If you sold a Seoul incentive on the strength of one hotel, two pieces of news change the brief. Our Korea team covers them in its note on the Seoul luxury hotel pipeline. Here is how we read them for agencies that sell Korea next to our other destinations: one hotel has left the market for now, and one is not yet ready to sell.

What Happened to The Plaza?

  • Closed on 30 September 2026. Hanwha Hotels and Resorts suspended operations at The Plaza, opposite Seoul City Hall, for a full rebuild.
  • Building from early 2027. Construction is due to start in early 2027, and the owner is targeting a reopening in 2029. No exact date has been given.
  • A different hotel when it returns. The plan keeps the facade, adds more suites and opens a rooftop garden to the public.

What Do We Know About Rosewood Seoul?

  • Due in 2027. Rosewood lists the hotel for 2027, with about 250 rooms and suites.
  • Beside Yongsan Park. It sits in The Parkside Seoul development.
  • Not yet a hotel to sell. Without an opening date or group terms, we treat it as a 2027 option to watch, not a contract.

How Should Agents Plan Top-End Seoul Groups Now?

  • Pick the district before the hotel. Jongno, Myeongdong, Gangnam and Yongsan each change the coach times to the day's visits. Our guide to Seoul neighbourhoods for groups compares them.
  • Count the suites early. An incentive group often needs several suites for its leaders, so we confirm the number with the hotel before quoting.
  • Quote what is open. We do not contract a new hotel until it has published an opening date and accepts group bookings. Our note on newly opened hotels for MICE groups explains why.
